Studio Efficiency: Our studio efficiency is a bit larger than our motel room. It consists of a full size bed and a high rise couch that pulls out into two single beds. In addition, the studio includes a cable color television and a complete kitchen including: stove, refrigerator, sink, cabinets, and counter top for eating. This accommodation can sleep a maximum of four people.

1 Bedroom Efficiency: Our 1 bedroom efficiency is very similar to our studio in the respect that it sleeps the same amount of people, and contains the same kitchen and cable color television. However, the 1 bedroom efficiency contains a bedroom which is separated from the rest of the room by a door. This makes this accommodation ideal for families of three or four. Again this room can sleep a maximum of four people.

1 Bedroom Apartment w/ Private Deck: This is our largest accommodation. It contains a separate bedroom with a full size and single bed, and a full living area with a high rise couch that pulls into two single beds. In addition, this room has a full size kitchen, dining room table, and a private deck overlooking the pool with four lounge chairs and cocktail table. This room can sleep a maximum of five.

* All rooms contain bathrooms with showers (no bathtubs).
* Rooms may sleep additional guests if completely necessary.
* All room prices based on Double Occupancy, additional guests
will be charged on a daily basis.

• A reservation is a commitment between the customer and the establishment for the exact dates booked. Changes NOT permitted.
• The establishment is not responsible for the weather.
• Rooms are not air conditioned.
• Protective footwear required on deck to prevent splinters.
• Fishing spikes, skateboarding, and rollerblading prohibited on decks & wooden walkways.
• Personal checks or money orders accepted for deposit. Visa, Mastercard, and American Express credit cards are accepted for balance of payment upon arrival.
• 8 5/8^% Sales Tax is added to all bills, plus 3^% Suffolk County Room Tax.
• Rates do not include gratuity for maid service.
• Sorry, no pets allowed.
• Lost Key Charge - $20.00
• No smoking in any unit.
• One parking space provided per room.
• Extra cars are charged $20 per day.
• Pool is open during the IN SEASON period.
• You must be 25 years of age or older to rent a room.
• PLEASE NOTE: We do not encourage our guests to have visitors. If you insist on visitors who will be using our facilities (i.e. pool, bathrooms, showers, parking etc.), they will be charged $30.00 per day, per person.

Cancellation Policy

• Deposits are refundable less a 15^% service charge provided notification of cancellation is received at least 14 days before arrival day.
• No refund if cancellation notice is received less than 14 days before arrival day.
• Confirmed reservations will be held only until 9:00 p.m. on day of arrival. Please notify us if you will arrive later than 9:00 p.m.
• $20.00 charge on all returned checks.
• Last minute reservations made over the phone with a credit card will be charged in full for the number of nights booked. No refund.
